Experience: So I've built wealth through real estate without realizing it until I starting listening to BP podcasts and forums in December 2016. In 2011, I purchased a SFR in the Sacramento, CA area with an FHA loan (3.5% down) and house hacked by renting a room for more than half of my mortgage. In 2014, I relocated to Seattle for my job and sold my home that appreciated approximately 17.5% per year. The proceeds went to purchase a condo in Seattle, WA. I started listening to BP podcasts and reading forums in December 2016, and decided to take a risk. We sold our condo and used the proceeds to purchase a duplex in the same neighborhood. Both units were in terrible shape and the rents were below market. We opened up the floor plan upstairs and gutted both units. We increased the rent by $500/mo in the unit upstairs and house hack in the bottom unit. Real Estate Goals: Our goal is to acquire 10k/mo of passive income without leveraging our debt.
