My name is Dan. I started in real estate at 22 when I purchased my first duplex. Shortly after that I purchased another multi family with my dad and at the time wanted to conquer the world. I bought a single family to live in a year later then decided I wanted to build a house and start a family. I liquidated the multi families to help finance the build and had the single family under contract. Then the recession hit in 2008. The buyer for the sf was having a hard time getting financing so the realtor suggested renting to them until they were able to get a mortgage. Long story short , the never got financing, stopped paying rent and it took six months to get them out. I was newly married, paying two mortgages , out first baby on the way and my business was down 40% from the prior year. It was incredibly stressful. After crawling out of that hole for a few years I just stayed away from real estate. Now business is great, family is great and healthy and I started investing again a few years ago . Recently I've been flipping one per year in the winter during my off season. I managed to get a foreclosure , knock it down and I'm in the process of subdividing into three lots. I'm thinking of getting into building spec houses now on that property and another lot I'm purchasing. I'm interested in all aspects of real estate investing again and I want to get as much information as I can here so I make the right decisions in the future . I'm interested in building a rental portfolio and maybe self storage units . Although I currently have a accountant and attorney, I'm looking for new contacts because the ones I use don't specialize in real estate. I have a llc for investing , I want to make sure I'm using it correctly .
