I am just a normal person. I have a duplex and a single family house that I have financed, and has been a good success for me. The area I am is a property owners dream. We have big companies moving into the area, and the rental are not out there. People just want to sell, so people are paying big money to rent a home. I would say that monthly rent fees have doubled. My issue is I just bought a home a year ago, I am on disability, and was working part time when we purchased the farm. Not planning on doing any more big purchase, I let my job in the summer to keep the 10 acres we have up. Then after I left work, my partner found out the company he had worked with for 16 years was closing the doors. He made really good money there, but now he has moved on to a factory that builds truck (Hino). It is a different type of job that he had before. Not make as much as he did, he as about more months had then will be making more. We are unable to get a loan to purchase more properties when it is the time to make money. Credit score is not a issue or anything else like bank repo. We are not in a money pinch, but no way near enough to purchase another property to rent. Or new home has good equity, and the rentals do also. I am sure if we could get a loan, to purchase a few more rentals and even include paying off the current loan on the rentals we have, we would be paying the same monthly payment or maybe a little more. But banks are looking at the new purchase of the current home, I left my job, he lost his job after 16 years and doing a different type of work. We have three strikes against us, which I can not make them understand what type of money is out there to be made. Other property owners could not believe the low price I was charging, I couldn't believe what they was making. I had a opening, and even raised the price $150.00 more a month, friends told me to raise it $200.00 to $300.00 more. I thought $150.00 more would be good and the duplex wouldnt be empty long, that is for sure, I had over 50 interested people within a hour after posting and had to take it down. One person offered to pay me 6 months in advance if I would let them have it. I was amazed, the lady who moved out of my rental, ended up having to pay $300.00 more a month, plus rent a storage building and get rid of a bunch of stuff, she now has no yard and had to give her pets away. After a bi yearly house inspection, she didnt like the few things I pointed out, and it was also the end of her lease, so i gave her a 30 day notice. I bet now she wishes she would had not said anything. Well she yelled things. A investor last week came into our area last week and picked up 4 locations to rent out. I am also hoping to get into property management, but I cant find out if I have to have any type of license or take classes to do so. With all these people coming into the area just to buy rental homes, they need someone here to take care of them. I have a computer program which is great for this, where you can break up by reports by landowners. It is made for property management. I have used it since we started, but if I could get into that business, I have a great program to use. I have so much to offer, and this area has so much to offer people who are willing to take on rentals, and that is me, but can not get the cash right now. Its been on our news her about the demand for rentals, and property owners charging so much more. I was watching a property that was for sale , a duplex listed for $69,000.00. They pulled it off the market for a little bit more then a month, now its listed for $129,000.00. There is vary few multi homes out there. But right now, I know where a nice one is, and I could also get a small home, plus pay off my current loan for less then $170,000.00. That is also putting a new roof on one of my current homes. The money is out there to be made, but I can not figure out how to get help. I was told to check out this site and there was great people on here that would help me with suggestions. I am open for anything. I do not want to miss out on this chance to make a good living, plus being able to give people a place to call home. I have a realtor background, but I also had my business, so I let it labs. But my first year I did almost a million in sells, because I took what in the office that others did not want to fool with. I had to work harder to get there, but it was worth it to see smiles on peoples face when I was able to give them a home. Again, I am open to any suggestion. Thank you in advance.
