Hello, I am a follower of Jesus, currently Seeking: Fix and flips- I want 2 flips per one purchase of buy and hold. I only want to buy and hold multifamily properties no more than 50 miles from Zip Code 30259. 2-4 units max for now. I need $100 cash-flow at least per door with about a 10% COC ROI, I do 10% for vacancy, 10% for repairs, 12% for capX 10% for property management. And I do not waiver from that unless the property is newly renovated. I want B or C areas only no war zone properties. Background: I'm currently a Regional Sales Manager for an Aviation OEM, Zodiac Aerospace. I am responsible for over 12m in sales annually. I have gotten to where I am through hard work and relationships. I have worked on the floor as a repair technician and worked my way up with no degree in 7 years to Regional Sales Manager. I have to travel every other week. I miss my family and don't care about having money with no time. I want to build a life that will grow and challenge my three children. I want us to travel at the drop of a hat for however long. I want us to have experiences and become well rounded. I'm not talking about getting fat, even though round is a shape so technically I would be in "shape." I'm talking about teaching these kids to be the best people they can be. That's what will save America. Love God, Love People. Those are my rules, and that's what I'm about. Experience: I have analyzed over 100+++ deals, Sent Direct mail. Given offers had people agree and then not been able to seal the deal due to no down payment funds. My "right now" action steps are: 1. Pay off all debt other than my personal home. (Done) 2. Save three months of bill income on top of paying bills. (in progress) 3. After three months of bill savings are in the savings account; I am allocating half of the extra income into investments. 4. When I reach six months of bills in the savings account. I will allocate all extra money into investments. At this point, I will have no issue paying two mortgages at once, and dive headfirst into buying Fix and flips. I want to Flip two houses and buy and hold one then repeat. While building business systems to grow faster each year. Real Estate Goals: My goals are to reach 10k a month in cash flow. (Starting out) Grow my portfolio by 3-5 Multifamily properties a year. After I have 20 doors I want to move to commercial small apartments. After 100 doors I want to move to bigger apartments and stop at 1000 doors. I will then snowball my dept from smallest mortgage to largest to get all dept paid off. While all this is going on I want to make my Family a priority and change the course for all my future generations. I want to teach my kids to be whoever they want to be and give them the vehicle to get there.
