I'm an agent and investor based in Louisville, KY. I'm primary a buy and hold investor in both KY and Southern IN, however I do usually do a flip or two per year to fund more rentals. I prefer to buy properties in pretty rough shape and then leverage my rehab contacts to add value. Goal is to always hit or beat the 2% rule and do so in good to stable neighborhoods.
