Rental Property Investor
TL:DR I grew up in the suburbs of Chicago and moved to Nashville after college. I met my wife, a Nashville native, and we purchased our first investment property in July 2018. **************************************** I started with about $10,000 down on a 2 bed, 2.5 bath condo in Bellevue, just outside of Nashville, TN. I lived there while I finished grad school. **Aug 2005 2013** My wife (soon-to-be fiance at the time) and I wanted to buy our first home so we did some renovations and listed the condo. At the time, the market was rough so it took a while. Eventually it sold, and we upgraded to our home. (If only we knew to keep that condo!) **Nov 2013 **Mar 2015 - we create a goal sheet to move to the beach within 7 years or sooner. We put in some hardwood floors upstairs in the new home. Dealt with an annoying chimney leak for many months. Had a garage ceiling repair. And then I rebuilt the kitchen cabinets and replaced an above-fridge cabinet with a full, custom built cabinet. We upgraded the appliances. It was an awesome house. After 3 years, we sold in a 3-day-only window best-and-final only with 9 offers and 2 above ask. We were worried the highest offers wouldn't appraise and that the buyers might not have the difference. Anyway, we sold and it was awesome. **Jun-Aug 2016 **Sep 2016 Upgraded to a half acre in the sticks. Gorgeous, huge home 4 bed, 3.5 bath with finished, walk-out basement. Full bath on each floor. Open kitchen to dining to living room. Huge TV ;) Second story deck on the back that had stairs down to ground level. We added a back-splash in the kitchen. Worked on the yard and landscaping. We were able to use a HELOC on this home to finance a down payment and closing costs and furnishing of an investment on 30A. **Jul 2018 In Nov. 2019 we had an outdoor hose connected to the house overnight and it froze. We awoke to a flooded basement and garage. Not super major, but enough. That was it. Time to go to 30A. **Nov 2019 Meet with realtor **Feb 2020 List house **Feb 2020 2020 took everyone for a ride so we packed up everything, sold our home in Nashville and have temporarily moved into our rental. **Apr 2020 We are moving to a new primary and will get the investment property rented. Then we plan to buy another SFH rental, and then start multi-family and multi-unit investment. **Apr 2021 So thankful for BP!
