David Ivy

I’m a full-time real estate investor and broker with Bramlett Partners in Austin, Texas. I work with investors who want help evaluating strategies, analyzing deals, writing and negotiating offers, and navigating transactions from contract to closing. I also work with many traditional home buyers and sellers across the Austin area. My personal investing began in Central Texas in 2011. Today I own and manage a portfolio of 1 to 4 unit rental properties and typically add one or two long term buy and hold investments each year. In addition to rentals, I regularly partner on residential fix-and-flip projects and also invest passively in the RV park sector. Because I actively invest myself, I tend to approach deals through an investor’s lens, focusing on underwriting, risk management, and long term performance rather than simply closing transactions. Through my network of investors, agents, wholesalers, contractors, and property managers, I often see off market and lightly marketed opportunities that many buyers never encounter. I enjoy working with both new and experienced investors who want to think clearly about strategy, numbers, and execution. I’ve lived in Austin since 2006. My wife, Erin, and I have three children, including twin boys. Outside of real estate, I enjoy playing guitar and drums, reading, exploring Austin’s restaurants and bars, and the city’s live music scene.
