I own several investment properties. I look for quality properties that I purposefully renovate into upscale rentals. I get my return through a combination of positive cash flow, pay down of the mortgage and appreciation. While some may view appreciation as wishful, I believe it is no different than investing in stocks (which I also do). As long as you purchase quality properties in good areas which you can afford to hold on to I believe you will be rewarded. Still I need to achieve a reasonable cash on cash return to make a property invest-able.
