I am a very passionate, real estate investor. I am looking to improve my current condition and enhance my future, using real estate as my vehicle. I am an avid traveler, outgoing, life long learner. I have obtained a BS in Criminal Justice and am a Masters of Public Administration, candidate. I understand that using my education to work for someone else and or working within a system that does not support free capitalistic ideals, is only contributing to the overall success, and wealth building of someone else; apropos detracting myself and my family from our goal of financial Independence. Experience: UPDATE 2016: I am now an RE investor in the Milwaukee area. My family has owned property and has always spoke highly of ownership but, they never really conveyed to me, the importance of being an owner. It wasn't until 2005 where I was swept up in the fever of the real estate bubble that scourged me deeply; however, taught me much of what I know today. My real exposure to real estate investing came by accident. I got a job where I doubled my income overnight and all the elders in the work place consistently encouraged me to just, jump into business and real estate investing. So, I purchased several business books; i.e. a dummy's guide to x,y and z. and after about 6 months I thought I was ready. Boy was I wrong!!! I had zero actual real estate management/ownership experience, but everyone told me that the big bad tax man would take all my new found income if I didn't move prior to the end of my first year in the new tax bracket. So, I rushed it. As I said, after about 6 months of study, mid 2006, I found a friend of a friend who was a real estate agent in Houston, TX., and I purchased 2 homes in Humble, At Park Lakes (NO MONEY DOWN, INTEREST ONLY and one of the highest tax brackets of the area, I was clueless) The taxes nearly killed me and the subdivision had a media bundle that forced tenants into an unattractive cable, home security system and telephone deal at a whopping $75-$100 bucks a month, ouch! The HOA's were about $1k due every year, Jan. 1st. The taxes where about $10k a year and I bought 2!!! OMG!! So, every year on Jan 1, I owed approximately $27,000 before I made one dime!!! It was a very trying time in my life and I had to make a critical decision; continue to work hard to pay for someone else's comfort, denying my future in the process, or invest in myself. So, in 2008 I let everything go. I focused 100% on college and finished my degree; then went back and got a graduate degree; but, my credit and my dreams of owning real estate was put on hiatus. Currently, I am the owner operator of a under performing duplex (temporarily) in Southern Los Angeles, California. I purchased the property in 2013, nearly 10 years after my initial introduction of being a real estate owner. I have successfully evicted 2 tenants in 1 year and have signed my newest self screened tenant ( well, by proxy. I hired a listing company to do the showings and credit check. Real Estate Goals: Long-term goal is to develop a REIT, composed of various types of real estate investments. Currently Seeking: I am currently seeking to build an out of state (I live in California) real estate investment team to buy and hold real estate, Rehab and flip, develop communities (subdivisions/HOA). I will need real estate agents, brokers,contractors, title companies, developers and master planners and other investors to realize the dream of forming an REIT, where trans-generational wealth is generated and preserved for our children.
