I have been an educator for 14 years and planning to retire in 8 (then full time in real estate). I am new to investing but very motivated. I believe investing in Real Estate was my only hope to not retire to poverty/very low middle class. I am single who lost everything in 2003. In 2009/2011 I purchased 4 SF in the Inland Empire CA, 3 are rental and 1 I moved back into. They have appreciated between 70%-120%, about $450,000 in equity for the three and up to $650,000 for all four. When I purchased these, I was still fairly new to my career hence I purchased, fixed up, and rented them then dove into my career. Now the market here in Southern CA has reached a level were I want to figure out my next move. My goal this year is to educate myself to make an educated decision. So far it seems to be I need to do a 1031 exchange into emerging markets that will give me much greater passive income. Maybe turnkey SF, apartment complexes, BRRRR by building a long distance team, etc... So far my areas of interest are NW Indiana, Indy, and Ohio.
