Multifamily investor in Brattleboro, Vermont. Closed on my first property in 2016. Using real estate to achieve financial independence. Experience: I own three rental properties consisting of 9 units. A 3 unit which I bought in a short sale in 2016 with an FHA loan which I house-hack. it was in rough shape cosmetically, I put in about 10k in cosmetic repairs. in 2017 I made a cash purchase of a small 2/1 single family which the owner was practically giving away (right place right time) It looked bad but was all cosmetic, I put 7K into repairs and did a cash-out refinance for 3X what I paid for the property. I used the $52K from that refinance to purchase a 5 unit building in July of 2018 which now cashflows $1350 per month after all expenses and savings for capex. Real Estate Goals: within the next three years I'd like to be cash-flowing $60k per year, with 20 units, cash flowing $250 each, all self-managed. I'm also always open to a single family flip, or rehab, rent and cash-out refi if I cam make enough profit to turn into a down payment of another multifamily. In 10 years I'd like to build up to 100 units consisting of 10+ unit properties all with property management for more passive investing. Currently Seeking: 5-10 unit multifamily that will cash flow $250 per door after all expenses.. Looking for sturdy buildings with plenty of deferred maintenance that will allow me to force appreciation.
