Single, 65+ year-old male retiree, member of a Real Estate Investing community in suburban Chicago with over 200 members from novice investors to seasoned professionals. Student and affiliate of an on-line REI education school with over 40 on-line classes. Experience: Took and passed the Century-21 course for an Illinois agent's license (before they all became known as "brokers") in 1997, but never sat for the test for the state license. Began studying REI in 1985. Began investing in 1990. My first two homes were HUD repos as owner-occupant. The first only needed new appliances and some furnace repairs. I did put down a new kitchen floor. The second was much rougher. Gut rehab of the kitchen, new carpets, strip wallpaper and paint the whole place. Had to replace a window, the front door and rehang the master bedroom door. While married for ten years during the run-up to the crash, bought 3 homes retail. First one got a whole new kitchen including adding a dishwasher and breakfast bar. The second got a whole new kitchen including moving a wall to enlarge the galley-style kitchen. Third was in a subdivision built with our selected options. Took and passed a third-party course for an insurance producer's license. Sat for and passed the IL test. Was briefly licensed as an IL Insurance producer while involved with an insurance industry MLM (Primerica), but did not renew. Back on my own now, getting back into investment property. Real Estate Goals: Planning to acquire multi-family - approx. 60 units netting me at least $100/mo each so I can replace my income (my "retirement" was not voluntary). Currently Seeking: Cash buyers, money partners. Need cash buyers to whom I can wholesale properties. I need to know what you seek so I can "fill your order". Need money partners familiar with or willing to learn to use (genuine) self-directed retirement plans. I'm willing to pay 12% up to 20% for 6-month loans to acquire and rehab properties as well as cash buyers to whom I can wholesale properties which meet your investment criteria.
