On a more personal side I am an avid golfer with a 10 handicap. I was also on the Wheel of Fortune and won $3800 for answering the puzzle "Moment of Truth"! I am in a committed relationship with my fiancé who is not only a hypnotist that got me to quit smoking after 32 years, but she is also a world traveling comedian too! Best yet I get to travel with her on cruises and to foreign lands like England, Italy, Spain, Egypt, and all over the Caribbean. On the business side of things I have been involved in Real Estate Investing since 1995. I also got my Florida Real Estate License in March of 2001. I started with Fix & Flips and some I would Buy & Hold, if they would have a good enough ROI to rent them out. When I did rent them out, I used a management company to handle the day to day operation. The only time I got involved was when I didn't have my monthly check come into my account or if there was an emergency. The others that I invested in were Vacation Rentals in the Orlando area thanks to Mickey Mouse! Most of what I did back in the day was Wholesale properties. I knocked on doors of those that were in Foreclosure and when I got someone that wanted to turn their house over and wipe out their foreclosure, I would help them get some money in their pocket and "resell" the Option to other investors. The ones that I didn't wholesale out, I rehabbed and sold for a profit. Along with that process I would do the "Short Sale" with the bank so I could maximize my profit. I have not purchased any multifamily properties yet, but I am actively looking for some now. As an investor and a Realtor I do not allow the lines to cross when I am working with an investor who is looking for a property for themselves. I do treat the property as I would my own, in that I run the numbers as if I were going to buy the property myself. If an investor brings me a property to check out for them, I run the same numbers I would for myself and give advice based on those numbers. There are lots of automated systems out there to compute the numbers, but often times they will include the wrong numbers and the investor is the one that pays for it.
