Dr. Robert Hetsler Jr., J.D., CPA, CVA, FCPA, CFF, MAFF, CMAP, the founder of Qualified Intermediary Capital Advisors, who for over 15 years has provided qualified intermediary services to investors for 1031 Exchanges. Dr. Hetsler's education and professional experience positions him as an expert in all aspects of 1031 Exchanges, from working through complex transactions as well as assisting you in identifying suitable property through his global network of contacts. He also has the knowledge to ensure compliance with the complex IRS rules and regulations governing these types of exchanges. Dr. Hetsler is also an avid real estate investor who owns multiple self-storage facilities, retail space, warehouse space, self-service car washes, raw commercial and residential land, as well as several investment condos all across multiple states so he understands the business side of real estate being an investor himself coupled with the fact that he is also a licensed Real Estate Agent in the state of Florida. Experience: I have been investing in realestate, both commercial and residential, for about 17 years. Being a CPA with a law degree, I combined those skill sets to become a Qualified Intermediary for 1031 exchanges. Ultimately, I found myself surrounded by like minded individuals and I learn something new everyday when it comes to real estate. My first job for three years after law school was handling closings for a real estate law firm and then my interest in real estate grew exponentially. Now I own and manage several self storage facilities as well as commercial warehouse space along with may other properties, both on the commercial and residential side. Many times I meet an investor through them hiring me as a Qualified Intermediary and then they ultimately become a partner in a future unrelated transaction after the initial transaction is finalized. Real Estate Goals: My goal is to never retire and continue generating new real estate streams of income both on the commercial and residential side while at the same time helping people nationally defer taxes through the 1031 exchange process. At some point, my goal is that my children can take over operations and I will just stay on as an advisor while I continue to hit refresh on my mobile device to see how much more money came in from rent that day. Currently Seeking: Build a team of referral sources as I transition from business valuations, forensic accounting and expert witness testimony into Real Estate Investing and a practice more focused on Real Estate related Activities
