45 years as a Real Estate Broker/Investor Experience: I have done about everything in real estate except for Class A construction and/or leasing. I've developed over 500 residential lots along the Front Range of Colorado, managing the acquisition, annexation, entitlements, water acquisition, acted as my own General Contractor, sold the lots to builders and listed the homes back for sale. The largest fix and flip project I've done was 67 townhomes in Rock Springs, Wyoming. They had been used as rentals for over twenty years but had been recorded as individual units. I placed condo decs, remodeled and was sold out in 6 months. My shift in real estate has moved to commercial rehab projects and have focused on medical buildings that were very tired and needed a lift. Presently, my partner and I have over 100 doors in the residential arena and 250,000+ SF of commercial property as rental and rehab. Real Estate Goals: Now buying non-performing notes across the nation, rehabbing them and flipping. Like fix and flip only quicker. Presently have taken nonperforming loans and worked to keep the buyer in the home and getting them to reperform achieving a 35% yield. Currently Seeking: Always working on capital formation and looking for deal flow. Connecting with more accredited investors. Our deal size has increased significantly and we can use more capital. We use Private Placement Memorandums for most of our large acquisitions. In some cases we joint venture with investors that have a large capital stack and want the higher potential rates of return but have little or no desire to delve into the work involved.
