Duncan Hayes

Hello BP! My name is Duncan Hayes & I'm a 29 year old investor that lives in Austin, TX. Born in Sacramento, CA & grew up in the Metro Detroit area. CEO and founder of Hayes Home Acquisition, LLC. My real estate career started in 2019 after watching Grant Cardone talk about making money in multi-family investing using OPM. I sat there and thought to myself, "where the hell am I gonna find $1M to buy an apartment complex?!?!" The next video that played was Max Maxwell talking about wholesaling real estate with no money out of pocket, and I got to work. Found my first deal in Sacramento, CA where I called a woman who was in pre-foreclosure & she didn't even know it. Long story short, I assigned the property within two days of her signing the contract, and she was saved from foreclosure. Prior to me calling, the property sat on the market for almost a year! I made $7,000 on that deal but it felt like $1M to me. Since then I've done deals in multiple states, all 100% virtually. Although wholesaling generates capital, it's ultimately a hassle that I'd love to move away from (LOL) because creative finance strategies are my real interest. Lease Options and Seller Financing, and eventually purchasing apartment complexes. Hard to list my favorite books but there's a handful that I can read multiple times and extract new info, like "Traction" by Gino Wickman or "Cashflow Quadrant" by Robert Kiyosaki. I'd prefer passive income over active income and I'm here on BP to learn from all the folks that are smarter than me with more experience! Looking forward to connecting with any & everyone!
