Hello, real estate entrepreneur! My name is Edwin Epperson, and I would like to share with you how I can help you in your business of building, protecting, and preserving your family's generational wealth. I am a former US Army Green Beret, having served on ODA (Operational Detachment Alpha) 7325, which is a combat dive team. One of the Army's best-kept secrets, a waterborne special operations unit. I served for 13.5 yrs, with 7 deployments to Afghanistan, Iraq, Egypt, and Colombia. I have lived through some harrowing experiences and I am grateful every day to God that I am alive and able to help others. My "journey" into real estate investing started off like many of yours. I wanted to get into the Fix & Flip space, but had no money. I knew from teaching and training that wholesale was the route to take to quickly build up a cash reserve outside of the military 9-5 paycheck. My very first course was Dean Graziosi's Millionaire Next Door (I think that's what it was called, I honestly do not remember now) but I ate up the teaching and training and was even able to get 2 wholesale deals under my belt. This was back in early 2007. In 2010 I moved to Ft. Bragg to attend the SFQC, or Special Forces Qualification Couse. This is what every future Green Beret must attend and graduate from to earn the right to wear the coveted green beret and count themselves a member of the regiment. While attending a local RE club I met a private lender, who introduced me to the concept of becoming the bank. I latched onto the mindset and the possibility of being able to control risks and utilize leverage for the ultimate position in RE Investing, the Lender! So I dove in and studied everything I could on lending, laws, rules, process, and structures. I had a very close mentorship with about 6 people from all over the US. For 3 years I studied, and in 2014 while deployed to Afghanistan, on the side of a mountain, I made my very first loan, secured to a rehab project in Pensacola FL. From that point forward I was hooked! Fast forward to today, I exited the military in 2015 after 13.5 yrs (yup, 1.5 yrs shy of receiving a retirement package). I have made, held, or sold over 100+ loans using mine and a select few partner investor's capital. In aggregate, I have deployed over $20M in funds. I am very relationship-focused in growing my lending business. I would rather do 100 loans with 10 quality, professional rehabbers than find 100 rehabbers doing 1 loan each. I value my time and I know the value I can bring to RE Investors. I am always seeking out a select few investors to really team up with and help them grow their business.
