I began investing in real estate in 2022, starting with 3 SFRs in MI purchased out of a 1031 exchange through a solo 401(k) set up by Sense Financial. Around the same time my wife and I purchased another (more “turnkey”) SFR in TN with a conventional mortgage from SecurityNational. In 2023 I flipped a triplex with private money and BRRRRed an SFR with my wife in OH using hard money and a refi. Learned a lot with those different strategies and ended up selling the first 4 SFRs and the triplex (after surviving massive fraud to pay back my investors in full). My wife and I currently have the one remaining SFR from the BRRRR in OH (Cleveland), a strategy we prefer to the others, and we are looking at new acquisitions now.
