I am a non-US person who continuously invests in the US rental properties. My advantages in real estate investment: (1) strong quantitative skills that allow me to invest based on calculation instead of emotion, (2) given my non-US background, I don't feel myself bound to a particular US submarket. I can go investing in any state that has opportunities for me. My disadvantages: (1) I still need to acquire more legal, sociocultural, geographical and demographic knowledge in order to invest wisely in the US. (2) Given my non-US status, I sometimes have difficulty finding a loaner who wants to finance my investment. I think I will mostly consider investing in single family homes or multifamily apartment.
