I'm currently 49 years old, married and have 3 young children. I currently work in marketing, but my income is very hit amd miss, and I like the reliable passive income that RE investing provides. Experience: I bought my first house in 2004, then bought my next one in 2014 and kept the first one as a rental. In 2016, I bought another investment property near Denver, Colorado in a town called Castle Rock. Real Estate Goals: I'd basically like to live off my real estate investments by the time I'm 55 which is only 7.5 years away - I'll need at least $125k/year in income to make that happen - currently at $14k so I got a ways to go, but I figure if I could get 12 more in 8 yrs, I could do it - that's 1.5 properties a year. Currently Seeking: Right now, my main goal is cashflow properties at least 9/10% or higher. I'm not in a market where I can do that locally, so I'm interested in a) best cities for cashflow (and not just cities but particular areas within the city) - needs to have single family homes $250k or less. b) reputable vendors in that area (re agents, loan officers, contractors, etc.). I'm not looking to invest in shady neighborhoods either - should be up and coming or nice neighborhood. Also want to be within a 3 hour flight from California. Cities which have come up in my search have been: Indianapolis, Kansas City, Las Vegas, Salt Lake City, San Antonio and Milwaukee but definitely open to other recommendations on others that fit my criteria.
