Less is ok if there is potential for adding walls or a building addition. 3) <100k cash only deal. 4) Opportunity for a value add for BRRRR (no turn key properties). 5) Positive cash flow from day 1. 6) Lowest crime rate only. 7) Average to good schools. 8) Above average population growth area. 9) Low poverty level. 10) >15% cash on cash return.
