I.P.S. - Investment Property Specialist Here's what that means: The bulk of my Real Estate business is focused on servicing the needs of Investors. I understand the perspectives and unique needs of Real Estate Investors, so I can offer the following value propositions typical agents cannot: 1) I speak "Income". The qualities that make a property attractive to an investor are vastly different from the qualities that residential home buyers look for. I understand the key performance indicators investors use to evaluate a potential deal. Whether it's the Cap Rate, GRM, Cash on Cash Return, GSI, NOI, Cash flow, the 1% rule or managing the time-frame to qualify your 1031 exchanges - I speak your language! 2) Personal Investment Philosophy. There are good agents, and there are great agents. Good agents will help you manage the nuts and bolts of a transaction. Great agents will work to understand your personal investment philosophy and help you achieve your long-term investment goals. I can help answer questions such as: What types of investments will you pursue? What will the financing look like? Will you self-manage? What class neighborhoods are you comfortable investing in? What is your long-term goal for the performance of these investments? And if you haven't crafted your investment criteria just yet, I can help with that as well. The big picture should always dictate present actions. 3) Market Knowledge. How familiar are you with the neighborhoods you’re looking to invest in? Do you know how good the schools are? What the crime rate is? Unemployment rate? Appreciation forecast? Your tenant profile for that area? Any planned developments for that area and how they will impact the market? I go out of my way to stay current on all of these trends in the Metro Atlanta area. 4) Finding deals. This is my bread and butter. My knowledge of the Metro Atlanta area gives me an advantage in identifying potential deals when I see them. I’m able to leverage the MLS to automatically email me as soon as properties are listed in certain areas at prices which make it an ideal candidate for a potential deal. Additionally, I have relationships with competent wholesalers who won’t waste your time with daisy-chained deals, absurd ARV’s, or unreasonable asking prices. 5) Getting the deals. Good deals don’t last long, especially in this market. A good agent will ensure you have your ducks in a row so that you're able to make an offer as soon we find a good deal. I have no qualms about putting in low-ball offers. In fact - I encourage it! Great deals aren’t found- they’re made. You will likely need to put offers on multiple properties before you get one accepted at terms that will make it a great investment property for you. I can help you do that. 6) Available, Fast, and Professional. On the investment side, time is of the essence even more so than on the residential side of things. I’m always available to my clients. I respond quickly and I work fast, whether it’s filling out offers or analyzing deals - you won’t miss out on a deal waiting on me to respond. Because of the low bar to entry, there are tons of unprofessional real estate agents working today. Details matter - ESPECIALLY in an investment property transaction. Professional presentation, communication, and execution will all factor into your success when acquiring investment properties and that's what I offer. 7) Referral Networks. You need a great team in place to be a successful real estate investor. In addition to an agent who is an Investment Property Specialist, you will need a network of competent closing attorneys, lenders, contractors, CPA’s, property managers, home inspectors and much more. I have experience working with all of these professionals and can help you build a team of your own. 8) ARV’s. One of the most important factors in determining whether or not you should buy a property is what it's worth now vs. what it could be worth after some work. Ask 10 different people what the ARV will be and you’ll get 10 different answers. So whose opinion should you trust? Well, ask yourself - what dictates the value? The market does! What professionals know the market better than anyone? Real estate agents! You can have a property appraised at a certain price, but that doesn't necessarily mean a consumer will pay that price. And in Atlanta, a lot can change from one street to the next, so if you’re using comps even 0.5 miles away, you’re not making an accurate estimate. As an investment property specialist, I will show you what has sold within 0.25 miles of the property in the last 180 days. By comparing your property to these homes, we can determine a realistic picture of what the property is worth as is vs. the “market top” is for that home, given you make certain improvements. As you can see - all agents are not created equal! Less than 5% of active agents have been involved in the purchase or sale of an investment property, yet investment properties are what I've built my business around. Let me help you build the portfolio you've always dreamed of.
