Unlike most investors, I look at real estate from a macro economic framework. My main objective is to buy "cheap" assets and sell "expensive" assets, which oddly is a contrarian position relative to the majority of real estate investors who buy expensive assets in the hope they'll become more expensive. I'm on bigger pockets because I enjoy discussing real estate, macro economics and entrepreneurship...But more so because of the lack of good tops down real estate analysis on BP. In other words, the BP community is wonderful at giving advice on how to analyze a deal from the bottom up (R/V ratios, financing, 70% rule, neighborhoods, local population growth, local employers, comps, BRRRRRR etc.) and extremely poor at giving advice on things that affect housing from the top down (Federal Reserve, bond market, yield curve, CPI, business cycle, government debt, real wages, etc.) As history shows, there are periods of time when the cross currents of macro far outweigh the cross currents of local. For investors to truly make educated decisions they need to have a clear understanding of both. Unfortunately this holistic approach doesn't exist in most real estate investing circles, like it does in gold, commodities, stocks, bonds, even bitcoin. I'd like to change that.
