In 2008 I did one wholesale deal from a long-distance landlord who was looking to offload his rundown mobile home and lot. Next I purchased a distressed SFR from the bank with the goal of rehabbing and flipping it. The home inspector I used during my due diligence period missed some major defects in the roof, which added an extra $20k to the rehab costs. I ended up turning it into a rental for seven years until I was able to sell it for a profit. I learned a lot in the process. REI got put on the back burner when we moved to Oregon in 2015 to help family. The desire to be involved in REI has revived. I am attracted to REI for the challenge (i.e. - taking something run down and turning it into something beautiful and profitable, seeing possibilities where others cannot, etc.). I consider myself a newbie investor. When I first started into REI I spent too much money on coaching and purchasing different courses that seemed like "the one" that would make me successful. I have decided to take a different approach this time by becoming a BP Pro member, learning all that is available through it's platform. So far I have a strong interest in acquiring MF units, beginning with duplexes, then moving up to larger units as I gain experience.
