I bought my first house right after college, it was a duplex with section 8 renters in place. I owned that house for 5 years (1995-2000) and made around a 50% profit on the sale. I have not owned rental property since. I spent 15 years in the wholesale mortgage industry (mostly alt-A and sub-prime, but also did some conforming, fha, va, and hard money) so I am very familiar with lending, title, and most aspects of real estate transfer. I am a semi-retired widower now with grown kids so I have the time and freedom to get into all aspects of real estate investing. I have flipped a couple of dozen houses and have done lease purchase sales also.
