Self employed, semi-retired investor. I am a long term buy & hold guy who likes investments to generate enough revenue to cover expenses and 50% cost of leverage. I don’t need income for 20 years so i want to use income from operations to pay off the assets and then collect income when they are unencumbered. I need to break even in the corp so i am not paying shortfalls every month, but that is about my only criteria. I also have cap improvements, and unexpected repair funds that I will maintain, eventually from income, but underwritten by me for now.
