H3 Properties is a family run property asset management LLC. We specialize in small multiplexes in Escondido, California. We are always on the lookout for good investment opportunities in our area of expertise. Experience: We own and manage 9 Rental properties with a total of 24 units. Six of the properties are multiplexes in Escondido California which is our primary area of expertise. Growing up I had a lot of experience rehabbing properties and doing tenant flips. My mom had her first rental property when I was 12 years old. She slowly added to her real estate holdings. We helped on every tenant flip (remove old carpets, paint, switch and socket replacement, yard work, etc.). A family friend is a probate lawyer and was the trustee on many properties that we helped get ready to sell (demolition, painting, yard work). So I have been involved in the rental business for 40 years but we (H3 Properties) started on our own in 2003. Like many RE investors we started with our ex-home which was purchased in 1993. It is our worse performing San Diego RE investment so I recommend investors evaluate if their ex-home is their optimal RE investment opportunity. I suspect it is not but it is an easy way to get started in RE investing. We have tried Out of State (OOS) investing and did not have close to the ROI of our San Diego RE. Some of the issues were Mother Nature and being an OOS investor. Real Estate Goals: We would like to smartly grow our property management business by acquiring properties in our area of expertise (multiplexes in San Diego inland North County) or anything coastal north of highway 8.
