I am a tax lien investor (since 2016) and a tax deed investor (since 2018). I successfully flipped my first house in the summer of 2019, and have flipped several more since then. For awhile I stopped investing in liens in order to focus on the properties I’ve acquire via tax deeds. But in 2021, I got back into buying liens again. Yet tax deeds remain the number one focus of my business. I have bought roughly about a dozen and a half tax liens in my lifetime. I estimate about 70% of them have redeemed. Of the ones that have not redeemed, I chose not to pursue the deed. I am working with two money partners, and one of my partners wants to start investing in commercial properties. So it’s safe to say that is one of our goals for 2022. I am also in the business of buying real estate notes, although since 2019 that business has more or less been secondary. Real Estate Goals: My goal is purchase 1 to 5 tax liens per month, and to buy 1 or 2 tax deeds per month. The plan also involves flip, fix & flip, or hold & rent out at least one deed property every 3 months. As for the real estate notes business, I'm seeking notes for sale...as well as connections with wholesalers, contractors, landlords, real estate agents, appraisers, private money lenders and hard money lenders.
