Full time real estate for 17 years; 15 years as equity analyst on Wall Street before that. Love to travel, especially to wine growing areas to taste and understand the local product (yup, I'm a spitter - until it gets to dinner, then wine is a food in my book!). Experience: Full time real estate for 17 years, including development, renovations, property management, and some time (not current) as a Realtor listing and selling properties. Prior to that I was an equity analyst on Wall Street for 15 years. My spouse has almost 40 years' experience in real estate and is a Realtor (broker) and former developer, mortgage broker and mortgage lender. "Began investing" date is my first passive activity. Currently focused on creating home ownership opportunities in Elmira NY. Our company, American Capital RE, LLC, buys scratch-and-dent houses (often vacant) and offers them on a lease-with-option basis to borrowers with sufficient income who are not able to qualify for traditional bank lending. We typically do not renovate the properties, but may help our buyers pay for renovation materials. Real Estate Goals: Real estate is our business and our mission. Our goal is to increase housing security and improve neighborhood quality by giving folks paths to home ownership - paths that require hard work, with all the rewards that brings. Currently Seeking: In the past four years we have done almost zero marketing (banner on a few houses and a couple Craigslist posts). Planning to establish a web presence and use texts more... Want to further diversify our investors, we are up to 4 main investors today from 1 four years ago and 2 last year.
