About myself

I am a husband and father from Marlton, NJ. I have lived in South Jersey most of my life. I am passionate about investing in real estate. My wife would say I'm obsessed. For now, I am investing part-time, but the goal is to eventually invest in real estate full-time. My focus was in buy-and-hold and fix-and-flip single family properties within a 35 minute radius of my home during 2016 & 2017. In 2018, I became interested in apartment investing. I am a general partner in a 40-unit apartment syndication deal that closed in May 2018. In 2019, I am looking to go even bigger. I have joined an accountability group through BiggerPockets to push me. I am always interested in connecting with individuals with similar goals, so don't hesitate to reach out. Experience: My wife & I purchased our primary residence in the summer of 2013. I learned a lot from the home buying experience and continued to evaluate the opportunities available in our local real estate market after closing. I joined the South Jersey Real Estate Investors Association (SJREIA) in December 2014. Since then, I have invested in my education via attending meetings, networking, reading numerous real estate books and BP articles and listening to BP podcasts. I became a licensed NJ real estate agent in late 2015, strictly for purposes of advancing my own real estate ambitions. I began to make offers on properties in January 2016. I closed on my first property in October 2016, and then closed on my second in December 2016. Both properties have been rehabbed and are rental properties. 2017 was a tough year for finding deals that met my criteria, but I finished the year rehabbing a flip that sold in early 2018. While I remain interested in single family properties, my 2018 focus was apartment investing. I look forward to making connections and growing in this space. Real Estate Goals: I have a number of goals that I have written out for myself. One goal is education, and as part of that education, a goal is to listen to 1 BP Podcast per week as well as listen to part of a real estate-related audiobook every week. I have listened to over 200 BP podcasts so far and really enjoy listening to Brandon, Josh, David, and their guests on my drive to and from work. My 2019 goal is to acquire a 60+ unit apartment complex, and my long-term goal is to generate at least $100,000/year in real estate income by 2022. Currently Seeking: First and foremost, I am seeking to connect with other investors. I am very motivated right now but it would still help to have a couple accountability partners, developing a rapport and a mutually beneficial business relationship with others who have similar goals. Also, I am currently evaluating how to build my power team. I have a solid financial background, but I am lacking in construction know-how. My biggest concerns are underestimating rehab costs or purchasing a great deal and then scrambling to put the pieces in place to rehab my purchase. I really like J. Scott's idea of having a partner on your team with construction management experience who help manage the project and is invested in the success of the project by receiving a portion of the profits. I envision utilizing that model in my real estate investing endeavors.
