Experience: We are a husband/wife team that own "10 doors" in small multi-family buildings in Colorado. We self-manage our properties and have renovated several of the units. We've been doing this since 2010 and are excited about the exceptional growth Colorado is experiencing! Real Estate Goals: Continue to add properties to our portfolio as time and finances allow. We especially like small multi-family buildings and have a lot of success with Section 8. We are considering branching out to OKC/Tulsa because the Denver market is oversaturated with investors. Currently Seeking: Small (2-4 unit) multi-family buildings in Denver, CO Springs, Grand Junction with a minimum 0.8% rent to purchase price ratio. As-is condition is okay if the structure/layout are good. Prefer $300K, but will consider up to $500K. Small multi-family or SFHs in OKC and/or Tulsa area in decent neighborhoods. Hoping to find 2-4 properties up to $300K total. We lean towards life-long blue collar and Section 8 renters, but we will be visiting OKC in late April 2018 for the first time and may adjust our target market after putting boots on the ground.
