Hi, I'm excited to start my journey into real estate investing. I'm in my mid-30's settling into my career (working for the city of Portland) and I want to start investing in real estate to create passive income for me and my family. I'm currently generating leads via direct mail, cold calling, and an online presence to find a multi-family property to live-in as my primary. I plan to find one in semi-disrepair that will allow me to generate some sweat equity and then add an ADU to further increase the revenue potential. Because we're towards the top of the market, I need to hedge against the downside macro economic risk. I believe purchasing a property below market, the generation of sweat equity, and adding units to increase monthly revenue potential will be an adequate hedge against such risk. I just passed my real estate exam and am now a licensed RE broker in Oregon. for all the properties that either don't fit my buying criteria and/or want a retail price, I'll list myself or refer to my principal broker. In addition to my day job, I'm a real estate broker. For the leads I generate that don't fit my criteria, I plan to either list them myself, refer them to another real estate broker, connect them to another real estate investor, or introduce them to a reliable general contractor- depending on what they need most. I'm in this for the long-term, as Portland is where I grew up. Having said that, I'm more concerned about generating value than making money at this point.
