Rental Property Investor
I'm an operations expert turned RE Investor. My Lean Bio is first, followed by my REI one. Thanks for looking! Lean Manufacturing Bio: Have over 25,000 hours of Lean Manufacturing background. Helped transform 3 companies into 2 second lean companies by age 28. Was apart of a catastrophic failure of a Lean Transformation. Since then, founded 2 companies and weaponized his lean lessons against his personal finance and real estate portfolio. Hugh's personal largest achievement was taking a Manufacturing operations from 22days cycle time, down to 3 hours, while reducing wasted Transportation form 1280 meters to only 36 Meters. The reconfiguration cost that company $20,000. That improvement saves that company ~ $7MM/year, every year moving forward. This was done through understanding not only lean, but how to build a dynamic and awesome team of critical thinkers inside a culture of continuous improvement. When Hugh isn't developing his workforce in the ways of lean, he spends his time educating eagar business owners who share the same passion for learning. He can often be found on the shop floor of hundreds of companies helping to train the leadership how to instil a culture of continuous improvement. Real Estate Background: 1) Wanted something more from my life than working for a W2 forever. 2) Attempted to Buy solar panels, then the solar panel guy told him to buy real estate and use that to pay for electricity instead. 3) With Zero prior experience, jumped in and bought a portfolio of 26 SFH. 3 weeks before covid struck! 4) Employed the BRRRR process and developed mastery over the entire real estate mechanism over the next 10 months. 5) BRRRR'd out more money than he put in back in, still owned the properties, and pushed rents from $15,080/mo up to $18,000. 6) Got involved with a MOTEL, commercial unit, and gas station. Didn't have the money to take it down, but brought knowledge and hustle. Was able to obtain 25% stake in ownership with OPM. 7) Implemented 2 Second Lean principles to the operations of the commercial properties. Within 4 months created a $8,000 spread, taking it from a 2.68% Cap to a 7.4% cap. Against the cap rate it took the property from $2.6MM to a $5MM evaluation. Helped the owner BRRRR out and unlocked $3MM out for future products. Brought income from $16k/mo to around $24k/mo. 80% of property has yet to be renovated. 8) During the Motel time frame, Hugh BRRRRd 3 more SFH as he could. Word started to spread, was asked to take down a Hotel, Motel, and 2 Apartment complexes. Hugh entered his second partnership as a 1/3 partner. 9) Took over operations of the Hotel, Implemented 2 Second Lean principles, hired more staff, gave folks raises, and brough income from $21k/mo to $41-50K/mo on average.
