Getting replies is the easy part of wholesaling. Finding the few real sellers in them is the hard part. Texts go out, hundreds of replies come back, and someone has to read every one. By the time they find the seller who's ready, that seller has often gone cold. I build the system that does this sorting. Every reply gets answered right away. It gets checked on asking price against the Zillow value, the condition of the house and how soon they want to sell. Only the real sellers go to your closer. The rest get followed up automatically until they're ready or out. Right now it runs for a Miami cash buyer in 13 markets. That's about 20,000 texts a day, with around 180 replies a day sorted this way. I'm also setting up a listing filter and seller texting for an investor in Milwaukee.
