I am 26 and was able to quit the corporate world in October of 2020, thanks to real estate. I purchased my first property in July of 2019 using the House Hacking strategy. I purchased a triplex with an FHA loan, live in one unit and rent out the other two. The tenant income from my other two units exceeds my mortgage by $1200/ month, and I was able to increase the value of the property in 6 months by $125K, which allowed me to pull out my entire initial investment and refinance out of the FHA loan so I can repeat again soon. My primary source of income comes from an airbnb rentals business that I started in March of 2020. In 6 months, I was able to scale to 9 units and $10K/ month in income. I use the rental arbitrage strategy, where I lease apartments from other property owners, furnish the units, and re-rent/ "sublet" on Airbnb. I was able to build this business entirely using OPM (Other People's Money) and reinvesting all cash flow back into the business while I was working my 9-5 Job.
