I'm James Butcher, General Manager at PMI Arlington, a locally owned Property Management Inc. franchise serving Northern Virginia. We do one thing: rental management. Long-term, mid-term, and short-term rentals (LTR • MTR • STR). We don't list or sell homes. That keeps our focus on running rentals well, and it means agents who send us an owner can be confident their client stays their client. Most of the owners we work with are long-term holders and investors in Arlington County, the City of Alexandria (especially Old Town and Del Ray), Fairfax County (especially McLean), and the City of Falls Church. Some planned to be landlords. Others became "accidental landlords" after a move, a PCS order, or an inheritance. Either way, the questions tend to be the same: what will it rent for, which rental strategy fits this property, how to screen tenants well and fairly, how to stay on the right side of Virginia landlord-tenant law and local rules, and how to keep the property in good shape over the years.
