I’m James Irvine. I’ve worked in real estate finance for more than 40 years, and I’ve learned that the first set of deal numbers deserves a second look—including my own. I’m building TIG First Look to help investors spot questions early, before a fix-and-flip or other investment request moves into full processing. I start with the basics: the property, purchase price, after-repair value, amount needed, and the investor’s experience. Then I look for gaps that could slow down a lender review. I’m here to share what I’ve learned, learn from other investors, and have useful conversations about real deals.
