I’m James Jones, founder of Memphis Passive, a Memphis-based real estate investment company specializing in acquiring, renovating, refinancing, and managing residential rental properties. Over the years, I have built a portfolio of several hundred rental units by focusing primarily on distressed and undervalued properties throughout the Greater Memphis area. My principal strategy is the BRRRR method—buy, renovate, rent, refinance, and repeat. I frequently reposition properties by improving their layouts, adding bedrooms and bathrooms, completing major additions, and modernizing their electrical, plumbing, roofing, HVAC, and interior systems. My experience extends beyond purchasing properties. I oversee construction crews, property management, tenant placement, Section 8 compliance, financing, DSCR loans, appraisals, cash-out refinances, and long-term portfolio operations. Because my companies manage each stage of the investment process, I understand how a deal performs from acquisition through renovation, stabilization, and permanent financing. I am especially passionate about providing quality housing while helping other investors learn how to build profitable rental portfolios. I work with investors interested in passive ownership, BRRRR opportunities, Section 8 rentals, construction management, and the Memphis market. My long-term objective is to build Memphis Passive into one of the largest privately owned residential rental companies in Memphis, with a portfolio of at least 5,000 rental units. I believe sustainable wealth is created through disciplined acquisitions, responsible leverage, strong operations, and the willingness to solve problems that other investors avoid.
