My first home purchase turned out to be a "fixer upper" because it was the only way I could afford to live in the area I wanted to be in. Think Property Brothers scenario. I had always been handy, so this task was just looked at as another challenge. Shortly after that my wife (now, but not at the time) was looking for a home as well. So she went through the same route and I did all the work. Right about the time both projects were complete, I got a new job and we moved to Florida. We sold both our homes for a nice profit and our first two "flips" were complete. Little did I know, the real estate market was about to catch on fire in Florida. The next several years were great. Buy/Sell as fast as you can. Then the market crashed (preaching to the choir, I know) and we moved on to other ventures. Now we invest it multiple states, typical with the goal or LTR or STR.
