Rental Property Investor
I am a retired USAF veteran and started my real estate investing career out of necessity while moving around in the military. It became an interest, then a passion, then an obsession. After spending some time investing, I realized I wanted to give back and help other investors. So I started shifting my focus to providing better deals, better business practices, and better training to other investors. My business has three primary focuses: finding & creating unique deals for other investors, automating other investors businesses, and joint venturing with newer investors while teaching them how to create deals where they thought no deal existed. When I say “finding & creating unique deals for other investors” I mean finding sellers who have situations in which a typical “cash offer” probably won’t work (though I get those too) and putting together a deal that works for both the seller and the investor. I then assign that deal contract to the investor. It’s “wholesale” but is usually a much better deal for both the investor and seller than your typical “cash” wholesale deal. I’m sure some people like paying cash for each deal, but I think getting a flip or rental property with very little money up front and on better terms sounds like a better way to go. But maybe that’s just me... By “automating other investors businesses” I mean helping investors--both new and experienced--automate their business to create more and better deals. I’m an expert in certain CRM systems and well adept at process improvement. Being an investor myself, I can look at someone else’s business, identify areas of improvement and both provide advice as well as implement the improvements myself (done for you). With a few tweaks, I can help you close more deals with NO additional marketing needed. I help you plug the holes in your leaky bucket so you’re not wasting tons of marketing dollars on only a few deals. Lastly, because I love helping other investors, I also understand some just need help getting started and maybe don’t have the money to pay someone to train them. So, I will joint venture with other investors and walk them through certain types of deals. Because I’m getting paid at the closing, it’s no money up front from the investor. I walk them through everything so they “earn while they learn.” I generally only do this with local Tampa investors, but will on a case-by-case basis will do a virtual JV out of state. As part of giving back to the community, I use my REI experience to help non-profit organizations that helps homeless veterans with housing solutions. The vision is to "end veteran homelessness, period" throughout the U.S. I provide a home to the homeless veteran and overlook their past (which many landlords refuse to do) . I'm working on expanding this bigger in the future so I can do more in this area.
