7/13/21: Well, A LOT has happened over the last five months. Back in March I helped a BP member close on a triplex in Philly that he is house-hacking. He is even cash flowing WHILE he is living in the property! I helped another BP member and his wife close on a quadruplex in Drexel Hill, PA (Delaware County) that they plan to house-hack. I'm also in the process of working with a BP member who is looking for a multi-family to house-hack, and another BP member who is from out-of-state and looking for a long-term rental. There are a few others who have reached out to request my help in finding them an investment property. All in all, it's been an absolute blast helping people with their investment goals/aspirations. From a personal standpoint, my wife and I have created a plan to purchase a live-in flip by the end of 2022. We plan to keep our current house and rent it out. We will then sell it within three years so as not to have to pay capital gains tax. As for our new house, we will do a cash-out refi and use the funds as a down payment on an investment property. It's a pretty detailed plan, but we are putting the wheels in motion to make it happen! 2/16/21: What a ride this real estate journey has been! As a realtor, I'm currently helping a few different BP members find investment properties (namely house-hacks), and we are one week away from closing on a triplex for another BP member who plans to do a house-hack. I've also made great relationships with Philadelphia area lenders who are investor friendly, and it's been great to connect people who are looking for FHA or low money down loans. In the meantime, I also created my own YouTube Channel called, "Poly the Realtor" (see link below), where I help explain the real estate process to people who are inexperienced, especially first time home buyers. I plan to create a playlist on the channel for real estate investing as well. It's been a blast helping others with their investment dreams/goals and I have made some great connections and relationships throughout! From a personal REI standpoint, I have made it a goal to pick up my first investment property by the end of 2021. My wife is on board (HUGE plus) and we're considering purchasing a MF in Delaware County. We are currently looking into private money or a hard money lender. The goal is to BRRRR the property. Stay tuned! 1/2/21: At lot has happened since July. For one, I got my real estate license. While I haven’t pulled the trigger on an investment property for myself just yet, I’m now helping other investors find and purchase properties. I’ve also continued to educate myself and soak up as must information as I can. I have a new investment goal: buy a live-in flip using an FHA 203k loan that I will refinance and rent out after a year. I will also rent out my current primary home, then sell it before three years to avoid capital gains tax. I’m still learning more everyday and would love to connect with as many investors as possible to hear about their stories. 7/4/20: I’m a 37 year old father of two boys who has just started my first step to real estate investing... getting educated. My wife and I are about a year away from pulling the trigger on our first investment (once we officially get rid of these students loans). Our initial goal is to find a couple buy and hold properties to serve as college funds for our boys. I am particularly interested the buy and hold, rehab and hold, and BRRRR strategies. I would love to speak to any investors who are willing to share their experiences with me.
