Buy and hold SFR investor and tiny house community developer in Jefferson County, WA. Building segdesk.app -- DIY cost segregation for investors and CPAs. I own multiple single-family homes across Washington, Utah, and Colorado, mostly purchased using James Orr's Nomad model (buy a house, live in it for the one year required under the owner-occupant mortgage, convert it to a rental, repeat). I'm also developing an affordable housing tiny house community on 5 acres near Chimacum, WA. Project includes multiple tiny houses, a barn conversion into an ADU and community space, HipCamp spots, a "day spa", and more. Funded by the sale of a few of my SFR rentals which I owed huge capital gains tax on, I needed a cost segregation study for this property to take advantage of 100% bonus depreciation in 2025, and wasn't thrilled with the audit defensibility of any of the DIY tools I found. So, as an IRS Enrolled Agent and experienced software developer, I built my own cost segregation tool for my own needs, then thought, "Well, that happened, so I wonder who else might need this?" I'm here on Bigger Pockets mostly to learn from others doing affordable housing projects, tiny house developments, and to be a resource on residential cost segregation, real estate professional qualification, and any other nerdy tax purposes that might be helpful.
