**Update** Completed the first rehab. It is now rented at top of the market for the area. **Original post** I am currently doing a rehab for the first time myself and it is far more work than I anticipated. The experience and education is an excellent foundation for my future in real estate investing. Experience: My foray into real estate investing was by accident. I had a house in one state and obtained a better paying job in another state. My house was upside down because a large employer in the area significantly reduced operations. I chose to rent instead of taking a loss and it turned out to be one of the best choices I've ever made. My second house was rented when I had to relocate yet again. I began to appreciate the power of passive income and added a couple more properties at which point the portfolio allowed me to exit the rat race!
