I am a Realtor in Northern Virginia just outside Washington DC and have been for over 25 years. Almost half of my business is investor related. I am also a buy and hold investor anywhere in the US that makes sense. I currently own rental property both in my market and outside my market. I believe one of the most powerful tools in the buy and hold investor's portfolio is a self directed IRA. I have used that strategy to buy cash flowing rentals and am focused on adding more properties with that approach. I have used non-recourse lenders to buy in the IRA and they are great but the down payment requirements are high.
