Investing on the side from my career. My wife works part-time and enjoys light renovation tasks (painting, replacing fixtures and light switches, insulation improvement, some bathroom tiling and caulking, etc.--I help as directed!) at home, too. Experience: Three SFR rentals (two of which we used to live in), a duplex, and a triplex for a total of 8 units plus our current house. Recent news: We recently moved and closed in August on an occupied investment triplex and in July on a larger SFR for our family to live in (we were under contract on the triplex months before we settled on a house for us to live in!). We put our previously-occupied townhouse into service when we moved, which took us to 8 rental units! Real Estate Goals: Build financial independence while still working at my "day job" (which I enjoy!) Two of the five rental properties are on 15-year mortgages and therefore not optimized for cashflow (although they do cash flow slightly, and obviously the principal accumulation is great). The duplex and one SFR were bought for cash raised via HELOC, and then refinanced into 30-year mortgages. We used the HELOC again to buy the triplex and will refinance that sometime in 2020, and hopefully repeat this process several more times. As we are on a more solid financial footing (though by no means wealthy!) now than we were while I was in school, I'd like to add more properties over time as opportunity allows, taking advantage of leverage and better knowledge about how to do this right--which is what I'm here at BP to acquire! Currently Seeking: I'm interested primarily in passive rental income properties and have a bias towards the "buy and hold" strategy, but open to additional ideas, too. My wife would probably like to get into flipping but I'm not so sure. :-) More likely we'd be open to updating (and then keeping) a house suitable for renting.
