I spent the last two years wholesaling properties with my two partners. In 2019 we did over 150 wholesale transactions, boy was that a stressful year! I recently began building my rental portfolio. My portfolio is at 6 doors and growing! All 6 doors are funded by private money lenders who are making double digit returns. I am using the same marketing channels we used to wholesale 150 deals, so I am coming across a lot of properties that I am buying at 40%-50% below market value. Unfortunately, our current private money lenders are tapped out, although they wish they had more to invest!
