Started investing in single family rentals in 2015 for fun. I now own 37 rental houses (18 SFRs in the Dallas/Ft Worth area, 16 in Arkansas and 3 in Missouri. Enjoying the passive income as a buy and hold investor. I self manage 36 of them which is easy to do so far. My goal was to have 10 properties that net me 10k/month by the time I retire. I surpassed that by year 6 investing and have had fun adding to the portfolio. I pull equity out of rentals over time or use the mailbox $ to scale up and acquire more rentals. I took out 401k loans and 0% interest for a year credit card loans to scale up and buy houses. Then pay off those short term loans with the cash flow. Pretty simple strategy, but that’s how I’ve done it with hardly any out of pocket money. I’ve paid myself back for all the money I’ve ever put into RE. So it’s infinite returns from here on out thanks to leveraging and good monthly cashflow from the rentals!
