On the duplexes I stabilized rents and repaired the properties during year 1. After year 1 and learning some good lessons on screening and managing good and bad tenants, I passed the day-to-day management over to PM. Next bought an old craftsman style auction/foreclosure triplex that needed new flooring, interior/exterior paint, HVAC, fixtures, fencing, roof, bathroom overhauls, the works.
