I've worked for the past 4-5 years in real estate. I started on the ground as a runner in a commercial development project and then went on to get my real estate license. I've always been fascinated with real estate investing and so focused my entire real estate career on this one area. I moved on from my position as a runner to focus on acquisitions and dispositions (buying and selling) for an investment company and began networking and branching out to help other investors. Eventually I realized that out-of-state investors and investors overseas needed someone they could trust to manage the renovations of these investment properties and so I developed a small side business doing project management. The next problem I had to solve for my investors was property management as we had gone through (like most of you probably have) several property management companies and all of them for one reason or another (accounting, tenant screening, maintenance) always came up short. I attempted to work together with my broker to develop an in-house property management division and worked on that for about a year. Unfortunately since I was not the broker-owner the financial side of the business was beyond my control and the accounting system was not being done at a level of professionalism I demand for my customers. I decided to slowly transition all of my customers to other management firms and leave the property management division while pursuing my broker's license. I now have earned my broker's license and moved to the brokerage Florida Homes Realty & Mortgage where I have a greater level of freedom. My plan is to build up my team and business to a level where I can eventually open my own company that will offer all the services investors need in an al a carte fashion including acquisitions, project management, tenant placement, project management, dispositions, turn-key properties and an investment fund. I am also actively looking for investment opportunities for myself and I'm open to JVing on projects as well.
