The easiest strategy for most people to get started is to buy a primary residence and then turn it into a rental when they buy a new primary residence a few years later. Just keep moving and buying a new primary residence every few years, eventually the cash flow improves, values go up and you are able to cash out refinance so your properties are buying you more properties. This is what my wife and I have done and I’m here to help others do the same. *the most common objection I get to this strategy is people say they don't want to move, but I move into a nicer house every time, so it's exciting to move. I understand people don't like moving, but who doesn't want to move into a nicer house* After you get a little more experience and/or capital it’s the natural progression to start buying investment properties below market value and creating equity. This can be done on or off market, can be achieved with financing, can be a distressed property and/or distressed seller, and can be a more complex strategy with more risk, but also more upside potential.
